What can I say? I’m biased. My wife and I live in Rainbow, and we have the best views in town. We’re reminded every day, as soon as we open our eyes, why we live here. We have views of Whistler, Blackcomb, Wedge and Armchair Mountains, as well as Green Lake. We also get the most sun in town. Our house is new construction, and WHA resident restricted. This means that only a Whistler local can live in it, and when we sell it, we can only sell it for the price we paid plus core inflation over the time that we’ve owned it, (as dictated by the Whistler Housing Authority).
What does that mean for the real estate market in Rainbow? Well, basically, the resident restricted market has outperformed the rest of the market in terms of days on market. Homes here tend to sell very fast, and unlike the regular market, the home sale values have actually increased (limited by a maximum increase of core inflation, as mentioned above), since 2009. This is not to say that we won’t purchase a larger home in the future that can appreciate with the market, but Rainbow has been a great starter home for us.
There are currently a few (very few) market lots in Rainbow to build your dream home, These lots are market priced, meaning that they can appreciate with the real estate market. They also boast some of the very best views in town.
Currently, there are 70 resident restricted single family homes in Rainbow and 80 resident restricted duplexes. As such, Rainbow is home to approximately 140 households. (With a few homes still under construction). Many owners are young families, and we’re excited to have a park and playground nearby. Even more exciting will be the commercial development, rumoured to begin construction in the spring.
The best news yet has been the announcement of the construction of Solana, an 18 residence condo building in the heart of Rainbow, which will boast features and amenities never before seen in Whistler. It will have the newest and nicest condominiums in town. Even though it’s not technically on the market yet, many of the condos have already been spoken for.
